Inspections take place at your home, so please call or use the form to set a time rather than stopping by the office unannounced. Crews and estimators are usually out on roofs.
What happens after you contact us

Emergency? Do this now
If water is coming in or a storm has opened your roof, call (830) 283-2059 right away. While you wait:
- Move furniture, electronics and valuables away from the leak and put down buckets or towels.
- If a ceiling is bulging with water, keep people away from it. If you can safely do so, a small hole punched at the lowest point lets water drain into a bucket in a controlled way instead of bringing the ceiling down.
- If water is near light fixtures or outlets, turn off power to that area at the breaker.
- Do not climb onto a wet or damaged roof. Leave that to us.
- Take photos and video of the damage inside and outside, and note the date and time of the storm.
- Keep receipts for anything you spend to prevent further damage. Your insurer may ask for them.
We'll prioritize active leaks, install a secured tarp or temporary dry-in, and schedule permanent repairs.
How to prepare for your inspection
A little preparation makes the inspection faster and the report more useful:
- Know your roof's age if you can. Check closing documents, a previous inspection report or permit records.
- Note where and when you've seen leaks, and whether they happen in every rain or only with wind from one direction.
- Clear access to the attic hatch, often in a closet or garage ceiling, if you'd like us to check the underside of the roof.
- Secure pets so our ladder and crew can move safely around the yard.
- Have your HOA name handy if you think a replacement might be needed. It helps us plan for architectural approval.
If you think you have a storm claim
Gather your policy declarations page, your deductible amount, the date of the storm and any photos you've taken. We'll give you a report and estimate you can share with your insurer. You file the claim and communicate with your insurance company directly, as Texas law requires; we're happy to explain our findings to your adjuster on site. What to expect from our estimates
An estimate from us is a document you can actually compare. Each one includes the measured roof size in squares and how it was measured, the exact shingle or metal product and color, the underlayment and membrane we'll use, every piece of flashing and ventilation work, a per-sheet price for any decking replacement, the permit, cleanup, the workmanship warranty and a payment schedule.
We don't ask for large deposits before materials arrive. For insurance-funded work, the payment schedule is tied to the insurance process, and you remain responsible for your deductible as Texas law requires. If your insurer approves additional items later, such as code upgrades, we document them and adjust the invoice in writing.
If you're collecting more than one quote, great. Ask every roofer for the same details, and don't hesitate to show us a competing quote if you want help understanding the difference.
What installation day looks like
For a typical Cibolo replacement, the crew arrives around 7 am so most of the heavy work happens before afternoon heat. Expect noise from tear-off in the morning. Keep cars out of the garage and driveway if you need them during the day, bring pets inside, and take down wall hangings on walls that share the roof framing, since hammering can shake them loose.
Once the old roof is off and the decking is repaired, underlayment and flashing are installed and the City of Cibolo performs its dry-in inspection. After it passes, shingles or metal go on, followed by ridge vent and final flashing details. At the end of each day, the site is cleaned and magnet-swept. On the last day, we walk the property with you, review photos of the work and hand over your warranty paperwork.
If rain threatens mid-project, the roof is kept dried-in with underlayment so your home stays protected.

We read every message ourselves. If you contact us after hours about something that isn't an emergency, we'll reply the next business morning. Please include your property address in any message so we can check your location, look at the roof from aerial imagery before we arrive, and confirm whether your city requires a permit for the work.

How fast can you inspect my roof?
Most inspections in Cibolo and Schertz are scheduled within one to two business days. After a major hailstorm, demand spikes, so we prioritize active leaks and open roofs first and book everyone else in the order they call.
Is the roof inspection really free?
Yes. Inspections for homeowners in our service area are free, with no obligation. Detailed real estate inspections and certification letters may carry a fee, which we'll tell you up front.
Do I need to be home during the inspection?
It's helpful but not always required. If we can access the roof from outside and you've described the issue, we can inspect and send you the photo report. For attic checks, someone needs to be home.
Can I text you photos of my roof or leak?
Yes. Text photos to (830) 283-2059 with your address. Photos help us understand the problem, but they don't replace an on-roof inspection, especially for hail damage.
What forms of payment do you accept?
We accept checks, major credit cards and bank transfers, and can discuss financing options on larger projects. For insurance-funded work, payment follows the schedule in your contract, and Texas law requires you to pay your own deductible.
